Cozzy Housing Services LLC
This Lease Agreement (“Agreement”) is entered into by and between Cozzy Housing Services LLC (“Leaser”) and the undersigned tenant (“Lessee”). By signing this Agreement, the Lessee agrees to the terms and conditions outlined below.
- Property Details
The Lessee is renting a shared apartment provided by Cozzy Housing Services LLC under the J1 Visa Work and Travel program. The apartment includes:
- Full kitchen (refrigerator, dishwasher, stove, oven, microwave,cutlery set,dinnerware set)
- Washer and Dryer (if not in the apartment, Laundry facilities are available onsite)
- Air conditioning (A/C)
- Shared living spaces and bedrooms with assigned beds
2. Community Amenities
Lessees are also permitted to use the following community amenities:
- Playground
- Laundry facility
- 24-hour cardio strength training center
- Sparkling swimming pool
- Grilling station
- Rental Fees
Spring Season:
- $150.00 per week per person (no minimum stay rule)
- $30.00 per day per person
Summer Season:
- $175.00 per week per person (Quadra room: 2 bunk beds, 4 people)
- $200.00 per week per person (Triple room: 1 bunk bed, 1 single bed, 3 people)
- $225.00 per week per person (Double room: 1 bunk bed, 2 people)
*Minimum Stay is 13 weeks for summer season.
Security Deposit: $250.00
Move−Out Cleaning Fee: $50.00

- Terms and Conditions
Care of Property
- Lessees must treat the property with respect and are responsible for any damage or breakages during their stay.
Community Conduct
- Lessees must act in good faith towards other residents and neighbors to maintain a peaceful living environment.
Roommate Relations
- Lessees must behave respectfully towards roommates to ensure peaceful co-living.
Guest Policy
- Overnight guests are not allowed without prior approval from Cozzy Housing. Violations may result in eviction and loss of the security deposit.
No Smoking Policy
- Smoking (weed, tobacco, or similar products) is strictly prohibited inside the property. Violations will result in the forfeiture of the security deposit.
Minimum Stay Condition (Summer Season only)
- A minimum stay of 13 weeks is required. Early departure will result in the forfeiture of the security deposit.
Cleaning Fee
- A one-time cleaning fee of $50 per person is charged before the lease starts. This covers move-out cleaning (e.g., carpet cleaning, wall painting, deep cleaning of bathrooms and kitchens).
- Lessees are still responsible for removing their belongings and trash upon move-out.
Late Fee
- Rent payments made more than 1 day late will incur a 10% late fee of the weekly rent.
- After 5 late payments, the security deposit will not be refunded.
Keys and Access
- Mail Key: Loss of the mailbox key will result in a $50 fee.
- Apartment Key/Code: Loss of the apartment key or failure to return it will result in a $20 fee.
Room Assignments
- Cozzy Housing will assign rooms and beds based on availability.
Tenant Responsibilities
- Lessees are responsible for their own belongings and must promptly notify Cozzy Housing of any necessary repairs.
- Lessees must allow Cozzy Housing staff or technicians access to the property for repairs or maintenance.
Behavioral Expectations
- Quiet hours are from 10:00 PM to 7:00 AM.
- Loud or disruptive behavior, or failure to follow house rules, may result in immediate eviction without a refund.
Cleanliness
- Lessees must maintain cleanliness in all areas of the unit, including bathrooms, kitchens, common areas, and bedrooms.
- Cleaning products must be supplied by the Lessee.
- Cozzy Housing reserves the right to inspect units without notice and may require tenants to purchase a cleaning service for $175 if cleanliness standards are not met.
Reassignment of Rooms
- Cozzy Housing reserves the right to reassign rooms or apartments for operational reasons.
Security Deposit Refund Conditions
To qualify for a security deposit refund, Lessees must:
- Properly dispose of all trash and leave no garbage or personal belongings in the unit.
- Return all keys ($15 fee will be charged for each missing or lost apartment key, $50 for mailbox key).
- Ensure all linens are accounted for (charges apply for missing or damaged items).
Refund Schedule:
- Spring tenants: Refunds issued on August 1st
- Summer tenants: Refunds issued on November 1st
Prohibited Items and Behavior
- No guns, knives, or dangerous items are allowed. Violations will result in immediate eviction.
- No violence of any kind is tolerated.
Additional Rules
- Bikes must be locked in designated bike parking areas. A $50 fine will be charged for bikes found in apartments.
- Lessees are responsible for tracking their online orders and deliveries.
- A/C must be set to 75°F and not adjusted by more than 5°F.
- Kitchen areas must be cleaned after use. A $50 fine may be imposed for violations.
- Apartments must be locked when Lessees leave in daily life.
- Personal items must not be left in bathrooms.
- Pets are not allowed in the apartments.
Car Parking
- Lessees must inform Cozzy Housing if they plan to park a car in the apartment parking area. Unauthorized cars may be towed.
- Rent Inclusions
The rent includes:
- Internet (Wi-Fi)
- Electricity
- Water
- Trash
- Sewer
- Heating and cooling (A/C)
- Apartment Amenities
Each apartment includes:
- Bunk beds, mattresses, mattress protectors, pillows
- Bath rug set, shower curtain
- Walk-in closet, dining table, chairs
- Refrigerator, oven, stove, dishwasher, microwave
- Washer and dryer (inside the apartment or in the apartment complex)
- Legal Agreement
This document represents the complete and exclusive agreement between the Leaser and Lessee. Any modifications must be made in writing and signed by both parties.
- Required Documentation
A copy of the Lessee’s VISA or passport must be submitted alongside the signed contract.
By signing this Agreement, the Lessee acknowledges and agrees to all terms and conditions outlined above.
